The Top of the County

Dillsburg is a small borough in northern York County, where US Route 15 and PA Route 74 meet, just below the Cumberland County line. Most people outside the area know it for the New Year’s Eve pickle drop. For radon purposes, what matters is the housing around it: an older borough core, newer homes that went up along the US 15 corridor, and rural houses on bigger lots in the townships around town.

Finished Basements Change the Stakes

Basement projects are one of the most common reasons people test. Someone is finishing the lower level into a family room, a home gym, an office, or a bedroom, and a contractor or a friend says to test first. Good advice.

Here’s why it matters. Radon levels are usually highest on the lowest level of a house, and a finished basement is a room people use for hours every day. A basement bedroom or an office where someone works eight hours raises the importance of the number.

It also changes the install. In an unfinished basement, we can put the suction point anywhere it works best and run the pipe along exposed joists. Once the walls are up, we have to find a path that doesn’t wreck the finish. So:

• Before you finish: test. If it’s high, have the system put in while the space is open.
• Already finished: we look for a utility room, a storage closet, or the furnace area for the suction point, and plan a pipe route you’ll barely notice.
• Finishing after a system is in: leave access to the suction point and the gauge, and don’t box in the pipe without a way to see it.

Newer Homes Along US 15

Many homes near Dillsburg are newer, with poured basements, perimeter drainage, and sump pits. That setup usually makes for a clean system, and the sump and drain tile can sometimes help carry suction around the foundation. But the sump pit also needs to be sealed with an airtight lid, or the fan ends up pulling basement air through it instead of soil gas.

Rural Homes Around Town

Outside the borough you’ll find older farmhouses and homes on private wells. Those can bring their own mix of foundations: a basement, a crawlspace under an addition, a slab room. Soil gas is still the main source, so the air test comes first. If you’re on a well and the air is high, a separate water test can tell you if the well is adding to it.
