Where Suburbs Meet Farm Country

Dover borough sits northwest of York along Route 74, the old Carlisle Road. Around it, Dover Township stretches out into farmland, with newer subdivisions filling in closer to town. Drive a few miles and you’ll pass a 1990s two-story with a poured basement, a 1960s ranch, and a farmhouse that’s been added onto three or four times over a century or more.

That last kind of house is where radon work gets interesting.

The Old Farmhouse Problem

A York County farmhouse is rarely one building. It’s usually an original house with a stone basement, then a kitchen addition, then a family room, then maybe a mudroom or a garage, each built in a different decade over whatever foundation was cheapest at the time. Under one roof you might find:

• A stone-walled basement, sometimes with part of the floor still dirt
• A crawlspace under a later addition, dirt or gravel on the bottom
• A concrete slab under a newer room or an enclosed porch
• A sump pit, an old floor drain, or a well line coming through the wall

Each of those is a separate soil-gas area. A single suction point drilled in the old basement won’t reach the crawlspace under the kitchen, and a membrane in the crawlspace does nothing for the slab room. The system has to be planned around the whole footprint, which often means more than one suction area tied into a fan outside the living space.

Crawlspaces Done Right

For a dirt or gravel crawlspace, the fix is sub-membrane depressurization. A heavy plastic sheet goes down over the soil, sealed to the foundation walls and around any piers, and suction goes underneath it. Thin plastic laid loose on the dirt doesn’t do the job. We seal the edges and the seams, because a membrane with gaps just lets the fan pull crawlspace air.

Newer Homes in Dover Township

Not every Dover job is complicated. Newer homes in the township’s subdivisions usually have poured basements and a sump, and a well-placed suction point often handles them. Still, a new house isn’t a safe house by default. Tight construction and a closed-up winter can pull soil gas in harder, not softer, which is why we base every job on a test, not on the age of the house.

Private Wells
