If you plan to list in the next year, test now. A high result found before listing can be fixed on your own schedule, and a passing post-mitigation result is a clean document to hand a buyer. A high result found during the inspection window is the same repair under a lot more pressure.

Check the gauge on the pipe first. If it reads level, the fan has probably failed, and replacing it and retesting may be all you need. If the fan is running, the system may not reach every part of the foundation, and we'll look at why.
